Brokerage

The mainstay of real estate is Brokerage where we work through one of the Irwin Companies, Irwin and Hendrick- East, LLC and have done hundreds of transactions both large and small including office/retail/industrial leasing, large tract sales, commercial lot sales, and commercial building sales. As Brokers we work with individuals and institutions with varying degrees of reporting duties associated with the transaction and work both for buyers or sellers in simple transactions, exchanges, or complicated due diligence contracts.

Our projects

Irwin Companies has managed various projects which include:

• Planning, funding, and construction of a 20,000 SF charter school
• Planning, funding, and construction of a 17,375 retail strip center
• Managing member for a 20 unit luxury condo project on the beach in Costa, Rica
• Planning and platting of a 36 acre retail/flex space development
• Established marketing and development criteria for an approximate 150 acre industrial park which was sub-divided and developed both for sale and lease.
• Annexation and platting of a 160 acre residential and commercial parcel including the sale of the residential land to a national builder.
• Platting of a 4 acre business/industrial center for construction of 45,000 square feet in buildings.
• Planning and platting of an 11 acre retail neighborhood center for mixed use.
• Joint venture project totaling 191 single family lots.
• Joint venture project totaling 181 condo units.
• Annexation and development of a 200 acre residential project.
• Construction of a 29,700 square foot and 7,500 square foot industrial buildings.
• Developed a 16 lot county subdivision including lot sales and home construction.
• Assembled land for a commercial/residential mixed use project, subdivided and sold the land, then developed a 22,500 square foot office building for lease.

Consulting

Irwin Companies has consulted for various institutions and individuals to facilitate to conclusion various types of property:

• Consulting on residential golf communities
• Processed a 600 acre parcel for future development of employment, retail, and residential use.
• Developed a method to purchase water rights for transfer to builders or projects.
• Established a long term stabilization plan incorporating two vacant parcels and three income producing properties with the aggregate value of approximately $3,300,000.
• Developed and monitored a workout plan for an approximate 30 acre commercial development including time of parcel takedown and financing.
• Developed a purchase plan for an approximate 400 acre residential development including timing of parcel takedown and financing.
• Established a workout plan and foreclosed a 950 acre agricultural loan, including the workout of an established farming operation. Total amount of the transaction was approximately $6,000,000.00
• Established and completed all phases of the workout plan for a 62 unit condo project including sales, financing and corporate reporting.
• Established a long term workout and monitoring system for a 278 unit condo project where only 48 units were built (22 units sold and 26 rented).
• Established a dual workout plan in exchanging 6 luxury condos for a 30,000 square foot office building
• Established a dual workout plan exchanging 161, 000 square feet of vacant office land for a 45,000 square foot office building and a plan for stabilizing the office building.
• Workout of a 150 acre residential community, including land development and marketing home sites.
